The home was on the market for 6 months and failed to sell. I took over the listing a few weeks later and sold the property in 5 days, with multiple offers.6 Months with a large broker and failed to sell. I sold it in 5 Days Over Asking Price... This is another example of home that failed to sell with a large brokerage here in our market. This is a standard, 2 bedroom Ranch Home located in Baldwin. It was well cared for home, but no major updating or items that a lot of first time home buyers are seeking. This is a prime example though of how marketing can make the difference in the sale of your home. Again, there weren't any dramatic price changes with the sale of this home, it simply came down to making a small adjustment, driving a very high number of clients to the property and creating enough urgency to get my seller multiple offers on the home and sell over our asking price. We actually even had an issue with the property appraising lower than what I had sold it for and we were still able to make it work by restructuring the deal.
